Annual turf repair due to snowplow damage, and turf renovation is underway and the first treatment of ponds with algaecide under a multi-year contract is underway. Landscape plantings, including the Gages Lake Road and the Route 120 buffer projects are soon to be completed. Hendrickson Tree Service has completed pruning of deadwood in golf course willow trees; the contract was awarded last year and this project was funded out of the 2005 and 2006 umbrella reserve account.

The low masonry wall to control erosion around pond four, east of Manchester between Shepard and Colby Courts is completed. Cleaning of organic sediment from ponds one through four will follow this summer. The supplemental air conditioning system for the clubhouse has been installed. The contractor who resurfaced the lower four tennis courts last year is returning to reseal small cracks that are not expansion joints.

I am proud to note that I have successfully completed of course work on facilities management; the Community Association Institute (CAI), a national association, sponsors the training program.

Lynch Cable Resources, representing Comcast, is proposing to pay HUA approximately $57,000 under a compensation agreement that would provide non-exclusive rights to provide cable services. The firm is also seeking HUA Board of Directors approval of a grant of easement, and a service agreement that would provide for access by company employees to HUA common areas. Separate agreements will be presented to condominium associations.

The company is offering assurance that future products such as digital, high definition TV and video on demand will be available to residents without upgrade costs to properties, if the company’s capital investments are protected by these agreements. If and when an upgrade is necessary, plans will be submitted to the HUA Board for its review. These agreements do not prevent franchised competition, now and in the future, from servicing residents.

Individuals will retain their rights to satellite dishes and to choose their service provider; however, HUA will be asked to agree that it will not install its own non-franchised, multi-channel distribution system for the entire complex, excluding condominiums. The TLLCISI and Finance Committees are concurrently reviewing the proposal.
