As a result of Harris Bank’s decline of our recent loan application, Barrington Bank / Community Advantage was once again invited to tender a proposal to HUA for the infrastructure road and drainage loan. They have responded with updated rates and a proposal, although the actual confirmation of their proposal offer has not been received as yet. If a firm commitment to do the loan does not come forth in the next 1-2 weeks, if accepted by the HUA Board, then I will begin to contact previous vendors for updated rates to take care of only those roads listed in our Six-Year Plan.
There has been some confusion in the past concerning actual due dates for HUA assessment monies to be paid to the HUA. A resolution as a clarification to the Declaration has been proposed for Board review and vote at the April meeting. Additional resolution(s) may be reviewed and approved or vetoed as well.
Our HUA employee health insurance rates have come in from our current carrier and three other carriers as comparisons. All of the rates have increased substantially due to the Government insurance regulation changes, and both TLLCISI and the Board are reviewing the options for recommendations with approval.
Our regular liability insurance carrier is currently performing their annual audit of our recorded to assure their requirements are being met regarding Workman’s Comp protection by the vendors.
Funds representing amounts in excess of the FDIC insurance limits have (or are in the process of) been transferred to a new account with the Wintrust MaxSafe program, which divides the money (funds over the $250,000 limit) up among member/sister FDIC insured banks to assure us a maximum protection scenario with our reserve funds.
The Hidden Hills Clubhouse has been inspected by a team of architects, engineers and construction personnel of the Genesis Companies. Their written report with suggestions has been received for the Neighborhood Committee and our HUA Board to review. Decision will be made once quotes for satisfying their recommendations are received for review from various construction sources during May. Hopefully, some fix can be approved and work can commence in June or July. We will keep you informed as to its progress.
Our pool maintenance person has agreed to come back to work with us this summer, which is a welcome relief by not having to train a new person. He did a great job last year, and we certainly expect like results for the 2010 pool season. The pools, as usual, will open Memorial Day weekend. As a reminder, you must have a valid keycard, issued by Security, to enter the pools. Be sure to attend a Welcoming Committee meeting in May (second Tuesday) in order to get a new keycard, if new to the community. Additionally, as last year, excessively delinquent homeowners will be suspended from the privileges of using the pools and facilities.
Many rotted timbers have been removed from the common areas and, if possible, have been seeded over for a more manicured look to the Community. This is ongoing work throughout the summer. Maintenance has been busy painting items throughout the Community, installing speed bumps, replacing lights, filters, performing building maintenance inspections, and generally keeping the Community in good shape.
I wish to extend my sincere appreciation to Chuck Dilberti, a long-time Security Department Officer, for all of his past work for our Community. Chuck resigned his position, and we wish him well in the future.
