August 2009

I am happy to report that a substantial amount of the erroneous property tax money paid to Lake County in 2007 was recovered and is in our possession at this time.  Our attorney did a wonderful job in helping us recoup these funds.  Of course, funds had to be paid out of the money as attorney fees, and the Board may have further information regarding status of these happenings at our upcoming August Board Meeting.

While our scan-card security installations at the pools and neighborhood clubhouses are working well, they are going through some infantile growing pains and some shortcomings are surfacing.  We have and are currently installing automatic closing latches, and will be repositioning exit buttons to heighten the security of wrongful entrance to the pool areas, as has been happening periodically in the community.  Next pool season, our security will be considerably stepped up to rid us of these shortcomings.

Hidden Hills pool had a bearing burnout (warranty part) causing the pool to be shut down while this part was shipped in from the manufacturer.  It’s back up and running at this time.  Also, as soon as the pools close, the power washing and deck sealing will begin at the Covered Bridge Pool.

Paperwork is currently being provided to Harris Bank, on an “as needed” basis to aid them in processing and finalizing a loan to HUA for the draining and asphalt projects to be hopefully completed within a month or two.  We are also in the process of having Pavers provide to us a recommended plan of preventative maintenance for all of HeatherRidge streets. Additionally, the Board will be approving a vendor to do the street and parking lot area in front of the Golf Pro Shop / CRF building.

Landscaping and maintenance have been doing all of their normal upkeep and maintenance work throughout the community, along with tending to items which surfaced from our many property walks this past month.  As always, items are tended to by priority of need, along with available people and approved funds.

Finally, our Security Department is working in conjunction with Gurnee Police to continually increase the protection of our community from wanton acts of mischief and damage to private property.  Please continue to be diligent as residents in HeatherRidge to report any suspicious activities to Security. Our assessments pay for repairs to damage.

Please continue to support our many CRF functions, and enjoy the rest of the summer.

Bob Marcus, CMCA, AMS, Community Manager
