February 2006

The Maintenance Department had recently completed treating the StonyBrook/Cambridge Recreation Center ceiling with a bleach solution, and then they re-set the light fixtures and painted it and added wood trim.  Continuing on down, they painted walls upstairs and down, replaced weather stripping, painted the exit doors and replaced doorplates.  The neighborhood committee has indicated their satisfaction with the results.  Now the maintenance team will move on to the Hidden Hills Recreation Center where floor re-finishing, repair of tables and replacement of banged up floor distributors will improve appearances.  The two-man maintenance team will be increased in size to three by spring pool preparation.

The Landscape Department has prepared specifications for a multi-year broadleaf control and fertilizer contract that will be reviewed by the landscape committee and presented to the HUA Board of Directors for approval.  Deadwood removal on the golf course was renewed in the February cold snap.  Working on frozen ground avoided turf damage.  Other seasonal work includes removal of deadwood through out the common property, snow plowing and salting, planning spring plantings, service of dog waste cans and dumpster area cleanup.

The central recreation center now has a lovely new green carpet, and planning for a booster for the air conditioning system should be underway soon.  A maintenance committee meeting is scheduled February 21, 2006 to review system specifications.  Bookings for spring and summer events are now being scheduled at the center.

The Security Department will implement replacement of the key card system at the neighborhood recreation centers, commencing with StoneyBrook/Cambridge, and then Covered Bridge.

Your General Manager has solicited competitive proposals for directors and officers insurance, commercial general liability, automobile, workers compensation and umbrella insurance.  A report will be presented to the HUA Board of Directors.   Savings of more than twelve thousand dollars is anticipated over the twelve months commencing March 5, 2006.
