The Hidden Hills Recreation Center has had a “first round” inspection by an engineering / architectural consulting firm, and other vendors will be analyzing the building during the coming month as well.  Our Maintenance Dept Head (Jason) and I accompanied the inspecting engineer who, as we surmised, mentioned that, without blueprints of the building, we must assume the structure to be similar to other HR buildings and they would calculate an estimate based on that.  We are bringing in one additional engineer consulting firm to inspect and offer a proposal for continuing direction.  We will then have contractors quote the actual repairs and should have some firm numbers as we enter the fall quarter.

All community condominium associations should verify with their respective management companies the newest requirements (if so chosen) to be certified for FHA residential loans.

Carpeting and furniture replacements have been completed at the StoneyBrook / Cambridge Recreation Center.

This month, we have provided all remaining requested information to the auditors for the 2008 audit and we have a review and finalization meeting scheduled in mid-March with the auditors.

Most of the requested residential year-end financial copies have been received by Umbrella and passed along to the Harris Bank, allowing them to continue the underwriting process for our possible infrastructure loan to occur in the spring. The Board will receive a revised proposal from Harris once the underwriting is completed.

Bids from several companies for renewal of our HUA general insurance for the 2010 renewal period in March have been received and presented to TLLCISI.  The approval must be made at the February HUA Board meeting, as the policies expire on March 5, 2010.

The Board will be taking up the issue of applying late charges to the residential associations for unpaid / uncollected assessment money.  Aside from residential documents, the HUA has not charged late charges prior to now, although it is provided for in the HUA Declarations.  If approved by HUA Board vote, accounting supervisors from Summit Management shall provide necessary assistance to our Accountant (Debbie) in changing the HUA TOPS Accounting System to facilitate the application of late charges through required formulas.

As we approach the spring season, we will hopefully experience the beautiful results of the Landscape Department’s planting of about 5,000 flower bulbs around the waterfall and entrance to HeatherRidge. The Landscape Department has also received their newest budgeted truck addition to the fleet, replacing the 1994 vehicle which has not been used for plowing functions for several years.

Maintenance has been painting all of the sand-blasted signage around HeatherRidge, as well as doing inside painting and repairs. Kudos goes out to the Maintenance and Landscape Departments for their tireless plowing efforts during the recent heavy, and continuing snowfall periods.

Congratulations to Security Officer Mike Bowles for his dedicated actions in drastically reducing the potential damaging effects to a multi-unit garage during a recent dumpster fire.

Hopefully you were able to attend the recent Mardi Gras function at the CRF, and continue to support the functions of our Recreation Center amenity.  The Waterfall Lounge has recently added a “Silver Strike” bowling machine ... so come exercise your skills at attacking the ten pins.
