The paving and associated drainage infrastructure loan application is still alive and well with Barrington Bank / Community Advantage, although our underwriting process through the Northern Trust has been denied as being inconsistent with the type of business they are interested in.  In the meantime, should approval not happen within the next week or two, the Maintenance Department has gone back to the various road and drainage vendors to get new and updated pricing for only doing Vose, Chase and Shepard Ct, this year.  The new pricing, which has increased from previous budgeted funds, would have to be reviewed and approved if that road is taken.  Meanwhile, the HUA is gearing up for the 2009 upcoming complete audit by Mark Cantey CPA’s, to begin in August.

The recently-approved split rail fence project along the edge of the 2nd fairway by the Covered Bridge Condos has been finished and, aside from its functionality, looks great. Hopefully it will reduce carts and golfers having to leave the course and drive through lots and parking areas looking for their lost balls.

The pond cleaning program will be continuing this summer with ponds 7 through 10.  Organic Sediment Removal and HeatherRidge have been granted permission from Fairway Ridge to place the sediment bags on their property next to pond 11 for a period of not to exceed one year.

The Hidden Hills neighborhood is patiently waiting for the wood repair work to begin on their Recreation Center Building. The contract for the repair was awarded to their vendor of choice and that work should commence and be completed shortly.  Due to cost constraints, the actual siding replacement to HardiPlank has been postponed to a later time.

The deck work at Covered Bridge Recreation Center has been completed and the results are great.  Hats of to our Maintenance crew for some nice work on that structure.  CB condo northern wooded steps have been power washed and the exterior doors of the CB recreation center have been painted. The crew has also re-shingled all mailbox area roofs in CB, HH and SB, and have installed and painted dumpster siding guard boards at the HH neighborhood garbage enclosures.  Bids are also being received for concrete pad installation in some of those enclosures.  Additionally, the basketball hoop, along with related signage, has been installed at the upper tennis courts, and the facility is being used on a regular basis.  Review of that placement will occur in several months.

Bids are still crawling in for the possible construction of a pitched roof to the HUA office building.  Hopefully we will have some bids to review by TLLCISI before the August meeting, for work to begin in September, if Board approved as a feasible project re budgeted and reserve funds.  If not approved, another fix to the current flat roof will be reviewed.

The Landscaping Department is continuing, on a limited and approved basis, to replace rotted timbers in several areas of the community.

As a final note, it is with mixed feelings that I will be personally leaving the HUA as its Community Manager.  The past 4+ years have been extremely rewarding and, working together with the fine boards and staff, we’ve done much to improve the entire Community.  Al Villasenor, also from Summit Management, will hopefully be taking over the on-site reins here within the next several weeks as contracts are signed, and we are certain he will do a fine job here to work with everyone in further improving and enhancing the HeatherRidge total operation.  I will still be available to Al and the Community for any informational or needed assistance in order to make this as smooth a transition of personnel as possible.  I truly wish everyone well.  You have a beautiful community here, and we will continue, with everyone’s help, to further and secure that cause.  Thanks to all for your support and cooperation.
