June 2007

Various Engineering and Shoring Companies have been out so far this month to offer solutions in our continuing quest to keep current repair costs of the Spillway and retaining walls to a minimum.  The Board is considering funding options to affect a correct, complete fix to the problems in the future.  Some temporary fixes, such as expandable beams or submerged steel boxes are either unworkable or cost prohibitive as a temporary fix.  Shoring companies will be giving us proposals for sheet shoring to be used to hold the walls in place.  Conversations with the Northern Illinois Watershed District suggested that we are the real owners of these spillways, and that will be followed up with the Army Corp of Engineers and county records to verify.  Additionally, grant money, although extremely limited, will be applied for in July-August, and the recipients will be notified in September.  We are on the Stormwater Management Commission’s list to be notified when the application forms are available in July.

Pond cleaning is running late this summer, and we have not as yet received a firm starting date.  The Landscaping Department is up to a full strength staffing at last, as more seasonal help has been brought onboard.  Although mowing is always of prime importance, they are now busy undertaking projects which had to be back-burnered during staff shortages.  It should be noted that a first priority of all landscaping projects is keeping main, high traveled road areas looking pristine.  This directly reflects the image presented for HeatherRidge.  Detail is even paid to the killing of weeds in small street side crack areas, which would most probably be negatively noticed by any visitor or buyer if they we’re allowed to grow.  Please try to direct any Landscaping concerns to the HUA office and they will be addressed depending on availability of material and labor, and of course relevancy to the immediate area.  Again all are reminded that you must submit requests to the HUA office for any proposed changes involving common elements and grounds.

Badge reader / scanner hardware is in the process of being installed at the StoneyBrook/Cambridge Recreation Center and Pool.  This coincides with the training of the Security department on the use of the system.  You will be notified as milestones are passed by way of directives for obtaining new proximity badges.  Meanwhile, old badges will continue to function for Rec Center and Pool entry.  The project is still on schedule for total completion at all areas this season.

As you have probably read about and been informed, there have been several instances of breaking into cars in HeatherRidge and surrounding areas.  Please keep your cars locked and do not leave valuables and important items in the vehicles, especially overnight.

Health inspectors have passed all of our pools and the pools are up and running nicely. Maintenance is currently hot- patching most all potholes in the Community and the concrete projects, such as the one on Taylor, are scheduled to begin shortly. HeatherRidge has also been having several cars backing into lampposts and knocking them over and causing damage. These have been unreported hit and run accidents, so the cost of maintaining and/or repairing these items is passed on to the residents by way of increased assessments.  It’s a big drain on our budget, so please notify Security if you see or know of any damage to the posts in the area.

Our CRF has several excellent venues planned and are having wonderful turnouts.  Kudos to all who attend and support the facility.  I know we are all looking forward to the Piggy Roast coming up.

Our audit is currently underway, and the budgeting effort begins shortly.

Our best goes out to Board Member Sam Dent on his recent stay in the Hospital and our best wishes for him to be fully back in action very soon.

Best Wishes to all. Keep cool and stay safe this Summer!

Respectfully submitted,

Bob Marcus, CMCA, AMS Community Manager
