June 2010

Our applications for infrastructure loans are still going through underwriting at both Barrington Bank / Community Advantage and the Northern Trust.  Each institution reports they are closer to the point where a decision and commitment can (or can’t) be extended to us (we would need to accept, of course).  In the meantime, should approval not happen within the next week or two, the Maintenance Department will be instructed to set up appointments with the drainage and asphalt vendors so that we can get Board approval to have two or three of the worst roads done this year as planned in our original Six-Year Plan. I will keep you updated on this situation.

Application is being processed thru the Village for the permit to construct the recently-approved split rail fence along the edge of the 2nd fairway by the Covered Bridge Condos.  This fence will serve to prevent golf carts being driven into parking areas to retrieve balls.  Trees will be planted along the fence to improve the appearance of the general area and add function as well.

Government liquor inspectors have been in to check on licenses, inventory and procedures for both the Cabana Bar and CRF Waterfall Lounge and Bar, and both passed the process.  Minor adjustments to records retention locations will be made to render the inspection process a little easier.

Government inspectors also inspected and approved all of our pools prior to them opening, and all went well.  The required alert systems were installed in time for opening day, and we are in total compliance.

The pond cleaning program will be continuing this summer, and ponds 7 through 10 will be cleaned by Organic Sediment Removal, as approved by Board.  Due to the location of the ponds, Landscaping and I have been in discussions with Fairway Ridge for permission to place the sediment bags on their property, south of pond 11.  They have verbally approved this, and we are waiting for written confirmation.  As you may know, pond 11 belongs to Fairway Ridge and they will be getting bids for the cleaning of that pond as well.

A meeting between our Maintenance Department, myself, and the Hidden Hills Neighborhood Committee has been held to discuss the various proposals received for wood rot repairs and new HardiePlank siding for the HH Rec Center.  It was agreed to just do the wood repairs for now, and consider the siding at a later date.  Their request will go to the HUA Board for approval.  It should be noted that all vendors bidding on the repair job stated that it was of a routine nature that they typically handle, and did not need the involvement of an Engineer or Architect.  One additional wood repair quote is still on its way in to us.

Again, please know that you must have pool passes, as issued through our Security Department, to access the pool and neighborhood clubhouse areas.  Additionally, excessively delinquent homeowners will be suspended from the privilege of using the pools and other facilities.  Our hats off to Security as they have been handling a demanding number of requests for new passes during the past three weeks.

Bids are still coming in for the possible construction of a pitched roof to the HUA office building.  It is felt that this would save much roofing costs in the coming years by not having flat roof maintenance.  Quotes will be reviewed next month to determine the projects sensibility and feasibility.

Maintenance is now beginning to continue on painting and other projects now that the pools have been opened and the HHRC project can be handed off to construction personnel.  Landscaping has recently removed a huge willow tree that fell and they are finishing up on some timber replacement areas, as permitted and agreed.

We are all looking forward to hosting our Mayor and her appearance at the July HUA Board meeting (rescheduled from June 2010). Please try to be at that meeting to meet and greet the Mayor. She is very gracious meeting with us.

Be sure to support our CRF activities and programs.  Have a fun and safe summer, and happy July 4th !
