The Hidden Hills Recreation Center has been looked at by several engineering consulting firms, and we have one fixed proposal for further analyzing the building towards reaching a recommended course of action for repair.  Some engineering companies did not want to tackle this project until “construction” contractors actually opened up the siding in question and then they would come out to analyze it.  I truly feel it would be in our best interest to have a professional firm take the responsibility of this project from start to finish.  The proposal for the beginning of that work is available to the board for vote at a meeting.

This month we have a meeting scheduled with the auditors regarding the recently completed audit, and all of the HUA Board, the Community Manager and residential association Treasurers have been invited and should be in attendance. This meeting will occur the night of March 18.

Due to the unique structure of the HUA and residential associations Declarations and Covenants, Harris Bank has finally come back to us with a rejection on our application for an infrastructure loan for HeatherRidge HUA.  The direct issue is the concern underwriting has on the bank’s ability to grab hold of the residents’ assessment money in the event of default, since HUA must get their money, and only COLLECTED money, from Residential Associations.  Notwithstanding other legalities and collection procedures, they chose to just walk away from the offer they presented over two years ago.  We will still be looking at two other banks, but fear their underwriting requirements will be the same.  Meanwhile, HUA will plan on doing some of the worst roads on their own this summer, and will be obtaining fresh figures on the costs from the original vendor proposals.

Proposals from propane companies have been received concerning the Covered Bridge Recreation Center building and will be considered for vote by the board.  These quotes may not be through TLLCISI as yet, and may not be signed until April.  However, it should be noted that our rate has drastically been lowered without contract for this interim period.

General insurance policies have been finalized and we have seen a slight reduction in rates on some facets, while Workman’s Comp coverage has increased a bit.  The overall net results were stable pricing compared to last year.

Power washing has already been completed for the Covered Bridge pool deck area, and it will be painted in April using a color that is the closest match to what is there now.

Discussions are continuing and basic proposals are being obtained regarding the possible placement of a basketball half- court near the water tower area or the upper tennis court area.  The main objective is to provide a safe, least disturbing facility for neighborhood use.

Property walks are being planned for April to include inspection for any damage caused by winter maintenance on HeatherRidge roads.

Maintenance Department has finished up painting the sandblasted signage throughout the community, and changing out lights where needed. The CBRC hot tub has been cleaned, and they have picked up loads of garbage and cans throughout the community streets and woods area. They have also reported that they have fallen about $10,000 under budget for ice melt product, and do not have to take unused product not needed.  Hopefully we won’t have too much more snow.

Landscaping is busy preparing for spring and we are happy to report that all but one seasonal landscape employee have returned this year.
