A common problem in many Associations, resulting from changing lifestyles, demographics, higher authority governing documents, and desires, is the keeping up with rules and regulations to reflect what is reasonable today versus thirty years ago.  Although some landscaping issues have surfaced to take exception to earlier rules, many of those issues are non-negotiable insofar as Community well-being and operations. However, the Umbrella Association, to include myself and committee, are in the process of revising some requirements, rendering them to be hopefully more relevant, reasonable, and/or definitive in desired areas. Hopefully this rules change resolution shall be presented to the Board by the October meeting in order to consider them for official change. At that time, and with attorney agreement to the wording and content, such notice will be distributed to all. All Homeowners involved in current hearings shall be notified as well.

Golf Visions, our golf course management company, met with various Board and Committee members to clarify and bring forth many issues concerning our Community. It was very informative and provided a better understanding of golf operations, services, dollars, expectations, underlying factors, and how they relate to the HeatherRidge Community as a whole.

The investigative process to determine remedies for the concrete spillway and retaining walls by the pond on the golf course are still under way, and an additional (and hopefully final) company will be out on Oct. 23rd to gather data for a proposal to repair. This Company is, in addition to being structural engineers, a specialist in geotechnical engineering, and also has water resources capabilities in house, which this project will likely require.  All involved parties will meet to determine future direction with this project following receipt of their proposal.

Committee has met with A-1 Security regarding the badge printer ordered and discussed last month. With the best interest of this Community in mind, and being desirous of moving ahead with the badge security project, we felt that a negotiated settlement was in order to prevent the conflict having to move into the courts and collection. Some settlement payment was offered and accepted, and other items in the order were being returned to the Vendor. All in all, considering the obligation prior Management had created in January, the conclusion of this issue was as good as it could get. We can now move on and strive to create a viable, working badge reader/door control system as soon as possible.

Budgets are being consolidated for presentation as I write, and other projects, such as post replacement (CB), deck repair and pool liner plans (SB/C), pavers by the CRF facility and various seal coating and asphalt repair projects (scheduled for Nov 5th-10th) are under way. Also, due to the numerous rains this past month, one pond silt bag has its sediment removed by landscaping and disbursed to other areas for seeding. However, one water-logged muck bag between Drury and Colby will need to remain until the spring to avoid turf damage in trying to remove it while soaked.   

Normal operations of our CRF Clubhouse are falling into place as Roberta Pfeiffer becomes more familiar with the operation and facilitates changes as needed. Restructuring of facilities and service rates, classes and overall programs should bode well in providing our CRF a solid basis and surplus to justify its functions. Hopefully, many of us will have attended the Oktoberfest shindig by the time this is read. Please continue supporting our CRF functions and know that they are a central part of the HeatherRidge Community. Also, new ideas are always welcome regarding CRF programs and events.
