As with most dealings with Banks these days, the processing of the underwriting and approval of our applied-for drainage and street replacement loan has been moving at a snail’s pace. Over the last 3-4 weeks, our office has been trying to comply with the requests being submitted to us by the underwriters and loan officers, but we still do not have a letter of commitment in hand. Some residential associations did not provide timely responses for documents, and this contributed to the delay. (As you may know, HOA, townhouse and Condo Association loans use assessment income as collateral, necessitating Residential input and documents.) This is not to say that the loan will not be forthcoming, but the timing is such that we will be not be able to do the infrastructure work until the Spring. As such, we may need to revisit the loan conditions and the underwriting requirements in January or February.

Seal coating for parts of the Golf  / CRF / Redwoods parking lot area have been completed, and was interrupted with the onset of colder temperatures. We will have the rest of the lot completed as / when weather permits.

By this time, all of us should have received the new property tax assessment rates, which arrived in envelopes this year as opposed to blue post cards. The open space property notices have been forwarded to our attorney to double check that the rates at within proper guidelines for the year. The attorney has replied back that our assessed valuation for the open space, and relative tax amount are within reason and we are fine. Next year, the attorney will again monitor this open space for us.

Several days ago, I met with the Hidden Hills Neighborhood Association to go over the various bids and proposals for shoring up the cracked ceiling beam in their Recreation Center. A temporary fix has been decided upon to render it safe and stable for the time being, but additional resources will be asked to provide bids for a permanent fix and building analysis for early next year. The temporary fix should be completed by mid November.

Replacement carpeting has been installed in the Security offices. Their old carpeting was a safety hazard and in dire need of replacement. Additional carpeting will be installed in the Accountants office within the HUA office building.

Last week, I met with a vendor and we toured the areas of concern for general vandalism for a quote on a security camera system. Security will be reviewing this proposal and providing additional input before proposals are given to either  Security or TLLCISI committee personnel. They will also be, as a source to be considered, proposing additional cameras and systems for the Cabana Bar area.

At our October Meeting, HUA will be discussing and voting on Snow Removal Vendors for the Single Family areas, along with a limited choice of salt product vendor for the Community. Next month, the Board will be considering vendors and proposals for tree maintenance requirements for 2010 or longer, and possible changes to the Residential Association specific items reported in the HUA Happenings newsletter.
