Many hours have been spent during August and September by your dedicated volunteer Boards and Committees, along with HUA staff scrutinizing each line item of the upcoming 2007 Budgets and updates to the Six-Year Plan to reflect anticipated, realistic expenditures. Some line items in budgets must be “best guess” efforts, such as frequency of snow removal, general maintenance, extreme weather conditions and its affect on trees, structures, roadways and general infrastructure.  CRF events and marketed sales are generally best-guess items as well, especially in considering the probable changes in store regarding facilities marketing and program direction.  All in all, all budget figures shall be available shortly for all to view. 

Speaking of the CRF and its programs, I have spent many hours in September reviewing resumés and interviewing many fine and qualified candidates wanting to assume those functions vacated by Lynn Feichtner as Director of the Clubhouse, Marketing and Social functions.  Once the finalist’s were presented to the Board’s selection committee, for the final decision to be made, the choice was clear.  Roberta Pfeiffer was chosen as that candidate showing not only bubbling enthusiasm for the position, but as also having the qualifications, background and personality needed to best fit the requirements of our diverse community. Roberta has already demonstrated that the choice was prudent, and hopefully she will serve us all well. Our best wishes go out to Roberta. 

Additionally, it would be remiss of me not to mention the long hours, dedicated work and endless delving into mostly unfamiliar territory by staff and volunteers to unscramble the happenings of the CRF, its records, current contractual commitments, and operations in keeping the functions going in the interim. Many thanks go out to the HUA staff and those Board members and other volunteers who have performed beyond the normal call of duty. 

Spillway repairs are still being proposed by structural engineering firms and the path leading to repair will soon be decided upon.  The Lake County Watershed and other government agencies have been contacted, and it is unlikely that HeatherRidge will be able to secure any repair financial or manpower assistance on this privately-owned structure. However, those efforts are still in the works. 

Board personnel have been reviewing the situation regarding the Security Badge Printers.  Tom Hood (our attorney) reviewed ownership of the ponds and has all but two finalized as belonging to HeatherRidge.  He should have those findings to us in a few days.  Reports on the status of these items should be forthcoming. We are also in the process of developing directives regarding various outside groups and their right to solicit and fish on the HR property. 

Proposals are currently being reviewed or contracts being compared for work regarding the StoneyBrook/ Cambridge recreation center wooden deck and rails, and pool liner replacements.  Rotted posts have been removed from Covered Bridge Condo areas, and replacement posts are being reviewed. HeatherRidge-owned road repair is scheduled for some StoneyBrook/Cambridge neighborhood areas during October.   

Pond muck collection bags are about ready to be emptied and the contents relocated elsewhere on the property, to be used in creating seeded berm areas.  

It should be mentioned to all that, should individual residents contract for gas and other utility lines to be run to their homes, the resident may also be financially responsible for repairing most damages caused by the utility Company to surrounding property.  Utility Companies restore only as few basic as possible.     

Finally, a consolidated Board and Management notification concerning landscaping, architectural and planting policies, based on governing documents and resolutions should be available for clarification to all in an upcoming Happenings Newsletter.
